Project Details :
Handling a residential project of international repute namely DLF Green Luxury at DLF Place coming up in the heart of Mumbai at Mumbai Textile Mills Compound, 464, Senapati Bapat Marg, Lower Parel (W) admeasuring 67293.16 sq. metres & FSI admeasures 87571.84 sq. mtrs. Estimated cost of the project is Rs. 20,000 Crores and completion time is about 8 years.
The plot under development is a mill land acquired by us under a public tender floated by NTC in the year 2005, Regulation 58 (7) (a), 33(24) of Development Control Regulation of Greater Mumbai, 1991 are vital to be complied with.
Public parking consists of thirteen floors accommodating 4328 car parks and 237 bus parks under Regulation 33(24) of the Development Control Regulation, 1991 are proposed to be constructed and the developer is permitted to avail of the additional FSI under Regulation 33(24) of DCR of Greater Mumbai 1991 to be used in relation to the construction of the aforesaid buildings.
All the documentation for marketing and sales of constructed property in the project are based on the provisions of Maharashtra Ownership Flats (Regulation of the Promotion of Construction, Sale, Management & Transfer) Act, 1963 (MOFA).
Being legal in charge of the project, I am looking after all facets of project legal activities like non-litigation matters (drafting/documentation of various agreements/deeds/documents and litigations work (Court Cases) emanating from unlawful move of Municipal Corporation of Greater Mumbai on frivolous issues and/or with NTC on the issues pertaining to FSI/TDR etc by way of presentation and preferring appropriate legal/Para-legal proceedings under co-ordination with out side advocates/counsels. Issuing Work Orders to international consultants for MEP Design consultancy, Concept Design structural consultancy, Landscape, traffic and parking services and Façade Consultancy, Consultancy of Safety System Engineering and Interior Design etc.
The land is comprised in the residential/commercial zones of the Development Plan, and the Developer has envisaged scheme for development of the said land by construction of residential buildings thereon in three phases as follows :
Phase I - Basement + MCGM Parking (Ground + 13 floors)
Phase II - Building No.3 + DLF Parking
Phase III- Buildings No. 2 and No.1
Each of the building to be constructed on the said land shall have three basements with 90 upper floors and each building shall consist of two wings with four flats on each floor/wing with special amenities and utilities such as swimming pool, recreating ground, club house including recreation ground, swimming pool, tennis/badminton/squash courts, billiard and card room, banquet hall and amphitheater etc.
