Job description: Project Coordinator , Bangalore.

Introduction:Assetz is a property development service company with a focus on complex, mixed use, investment grade projects in South India. Assetz brings a structured approach to developing and delivering real estate projects from land identification and inception to final occupation including ongoing asset management and disposition or retention of the investment.
Assetz is responsible for a number of significant property developments in Southern India including large scale SEZ such as VTV which is one of the first operating IT/ITES Special Economic Zones in Karnataka. VTV Phase 1 has been fully operational since March 2008 and comprises over 1m sq ft of office premises – occupiers include Cisco, Sony, Ness, OPI, Talisma Software, Geometric Software, Arctern, Stratify. Phase 2 comprising 900,000 sqft of office premises is under construction and has been handed over to occupiers for fit out from Q1 2010. It is likely that development of the balance of the park will take 3-5 years until full completion of the approx 10m sq ft of premises.
Assetz is growing its team and is seeking to fill the position of Project Coordinator. The position will report directly to the Development Manager.

Key Responsibilities of the Role:
-Develop detailed project plan (Development Schedule and Budgetary Cost Estimates) and be responsible for continuous monitoring and updating these on a regular periodic basis. Ownership of Master Development Schedule, including identification of key milestone dates. Ownership of Budgetary Costing, Rate Analysis etc – identifying a basic framework providing cost elements for various development scenarios.
-Responsibility to prepare reporting formats to Assetz Top Management, Client / Promoter Organizations ensure that reports are regularly submitted.
-Develop detail procurement strategy and plan within the timeframe as identified in the overall development schedule and manage the complete process in accordance with the strategy / plan.
-For Large Scale and Mixed Use Developments – the position will be responsible for preparation and compilation of the various sections of the Development Brief in consultation with the Development Manager, Non Residential Development. Some of the key responsibilities will be as below -
- Responsible for Sourcing Data and Information with regard to market trends, and prepare the initial market research studies.
- Co-ordinate and provide information / data to the investment team in identifying the commercial assessment.
- Co-ordination for providing inputs on the planning parameters and design briefs.
- Responsible for preparation of the detailed development phasing strategy.
-Support Consultant Strategy and Consultant Appointment Process – including preparation of RFP, Comparative Statements, recommendation reports etc.
-Support Development Manager – Non Residential Development on setting up DM process and procedures.
-Responsible for preparation of Project Control Group Agenda, Reports and regular follow ups with all stakeholders in closure of pending activities / issues.
-Support Executive Leadership of APS / Development Manager on documentation / presentation for submission of proposals etc. Develop some basic plan outlines, images, elevation drawings required for proposals.
-For Certain Specific Development, Be Responsible for contract documentation including preparation of tender documents, BOQ’s, specification etc
-Support other disciplines including commercial assessment, marketing, business development,statutory Liaison office on documentation etc

Educational Background:
-Engineering (Civil) / Architectural Graduate with preferable (not mandatory) masters or post
graduation in General Management or Project Management from premier institute / university.

Key Skills, Experience and Background:
-Preferable Work Experience of about 6 – 8 Years experience with Developer organizations or International Project Management Firms.
-The Potential Candidate should have had experience in planning and costing departments, preferably on large scale mixed use developments either in India or abroad.
-Good Understanding of the Real Estate Business, Result Oriented and Aspiration / Ambition to learn and excel.
-Should have exhibited strong leadership skills and ability to prioritize and manage multiple tasks.
-Excellent verbal and written communication is a must.
-Proficiency in MS Office including MS Project and AUTOCAD is a must.
