Job description for the post of Manager Technical – BMS - Bangalore
Background:
Assetz is a property development service company with a focus on complex, mixed use, investment grade projects in South India. Assetz brings a structured approach to developing and delivering real estate projects from land identification and inception to final occupation including ongoing asset management and disposition or retention of the investment.
BMS Services (India) Private Limited (“BMS”) is a group company of Assetz specializing in managing assets developed by Assetz. BMS is responsible for the overall management of safety, security and services on its contracted projects, together with responsibility for tenant liaison.
BMS key project is the Information Technology Business Park Vrindavan TechVillage located in Bangalore (www.vrindavantechvillage.com) (“VTV”). VTV is one of the first operating IT/ITES Special Economic Zones in Karnataka. It will comprise over 9 million sq. ft. of development spread over 105 acres of land on Bangalore’s Outer Ring Road. The size and scale of the project allows for one of the first fully mixed-use developments in Bangalore. The development includes IT specific commercial office space, hotels, serviced apartments, residential and retail facilities. Phase 1 has been completed and is leased with blue chip companies including OPI/ KPMG, Cisco, T-Systems and Geometric Software. Going forward in subsequent phases, the park will be occupied by the world’s leading MNCs in the IT/ITES sector.
The role of Technical Manager is required to assist the Property Manager in ensuring the smooth, efficient and economical operation and maintenance of all mechanical and electrical (“M&E”) plant and machinery under BMS management. The Technical Manager will be responsible for ensuring that mechanical and electrical activities are uninterrupted and that adequate safety measures are formulated and implemented at VTV to enable Occupiers’ needs to be met at all times.
The position will report to the Property Manager of BMS.
Key Responsibilities of the Role
Mechanical and Electrical Services:
Take over all M&E installations and plants from the Project Management team upon completion ofthe relevant works.
Monitor and follow up early rectification of defects
Ensure that all service installations across the project are maintained in efficient working condition
Conduct regular physical checks on the interior and exterior of any facilities and their services to detect and remedy any physical defects
Liaise with maintenance contractors and issue work orders for the remediation of physical defects and repair or replacement of any equipment or parts Promptly attend to, investigate and close any complaint made by occupiers in relation to maintenance and service works.
Monitor and supervise the works done by maintenance contractors and recommend payment of the properly executed works.
Ensure that annual load and safety testing of lifts is done before the expiry of the lift certificates
Ensure meeting technical aspects of annual electrical licenses renewals.
Check the occupier’s premises for defects on operation start up and before tenancy termination or renewal and compile a list of defects to be rectified by occupiers and administer the same
Assess and submit a monthly report on the performance of maintenance contractors until the expiry of the contract
Check and prevent illegal tapping of water and electricity supply
Notify occupiers via circulars or mail of any pending shut-down of essential services and get their endorsement
Ensure Preventive Maintenance Schedule is prepared and complied.
Preparation and management with all stakeholders of Annual Shutdown Maintenance Schedule and methodology.
In conjunction with the Property Manager, set and achieve performance indicators to enhance product and service quality
Property Management Services
Coordinate the taking over of Company Property from Project Team with all necessary drawings, documents and warranties/indemnities
Develop and implement a systematic preventive and planned maintenance schedule
Assist in finalising the Annual Maintenance Contracts
Collate service quality information for MIS reporting
Assist in budget preparation and control in line with BMS Services’ business strategy and goals
Ensure adequate fire safety measures are followed
Ensure fire hydrant system and fire sprinkler system are in a healthy working condition
Assist in developing, formulating and implementing safety systems, manuals and procedures
Interacting with Tenants on audit and inspection.
Such other related duties as my be required
Key Skills and Experience
10 – 12 years experience in operating and maintaining M&E services in large IT parks
Demonstrated knowledge and experience in HT switch Gears, HT DG Sets, HVAC System of more than 2000 TR, Power Load of more than 7 MVA, Fire Protection/Suppression Systems, Building Automation Systems, Vertical Transporting System, Tenants’ Billing System and MIS reporting
Familiarity with operational parameters and industry benchmarking of operational parameters.
Strong verbal and written communication and presentation skills
Computer literate including power point presentation skills and ability to grasp new technological developments in the chosen field Results and process oriented
Qualifications: Degree in Mechanical or Electrical Engineering
