    You will be responsible for projects execution from concept to final handing over of the site involving :

    **Project planning

    **Preparation of budgetary estimates for the project

    **Vendor development for civil work, electrical, HVAC, Office equipment etc

    **Analysis of quotations & negotiation with vendors for pricing and quality

    **Coordination with Architects, Consultants and contractors for project work

    **Supervision of all project activities and ensuring timely completion of the projects

    **Preparation / control over cash flow of the projects

    **Ensuring timely checking of contractors / vendors bills and internal coordination of their payments

    **Ensuring the quality & quantity of material received from vendors

    Desired Profile
    -The ideal candidate should be B. Tech / B.E. Civil Engineering having 1-5 years of experience of Interior Fitouts for reputed companies.

    -You should be capable in handling multiple projects, projects planning using standard techniques & having an eye for finer details.Knowledge of Vaastu will be an added advantage.

    - You should be passionate about your work, relentlessly working to finish each of the project in time with high standards.

    Project Planning & Management
    **Managing project activities right from the conceptualization stage to the execution; involving finalization of technical specifications, tendering, procurement, scheduling, progress monitoring, site management, manpower planning & liaising with consultants & contractors.
    **Establishing time span of project execution as per client specifics; listing down resource needs for projects, after considering the budgetary parameters set
    **Planning time & resources, scheduling the activities, updating actual progress, analyzing variance, forecasting weekly & monthly resource requirements etc.

    Contract Management & Value Engineering
    **Preparing & floating of tenders to contractors/sub contractors, evaluation of offers, techno-commercial discussion & finalization of contract in view of project schedule. Suggestions for cost reduction items on hand
    **Settling of all techno-commercial disputes / clarifications during execution of project, documenting variations
    **Deploying review systems to manage execution as per effective techno-economic feasibility.

    Quality Assurance & Co-ordination
    **Leading the implementation of qualitative assurance across Raw Materials, Work In Progress, and Finished Goods across various functional Departments.
    **Mentoring & directing quality - routine and non routine issues by interacting with concerned departments such as Purchase, Production etc of projects till completion and documenting Project Quality Plans
    **Coordination with the Engineering, Purchase and Finance department for design & drawing specification, dispatch of materials at site’s, raising invoice and payment.
    **Interacting with client for securing quick approval of the designs provided & carrying out planning as per pert chart requirement and ensuring proper cash flow cum payment on time.
    **Interacting with staff and sub-contractors on site for project progress.

    Site & Construction Management:
    **Supervising all construction activities including providing technical inputs for methodologies of construction & coordinating with site management activities.
    **Identifying & developing alternate contractors for timely completion of project, specification analysis
    **Managing the creation of designs, conceptual/schematic plans for layout & interfacing with clients for approval

    Qualification : B.E./GD Arch/B Arch.

    Dear Sirs,

    I feel that I have all the necessary qualifications and together with 30 years experience in obtaining and running fit-out and construction projects I am the ideal candidate.

    I have extensive experience managing contracts and personnel, from the first enquiry to final account in the commercial interior fit-out of office blocks, data centres and retail premises, particularly in the £50K to £5m bracket.

    My pre-project experience includes having been heavily involved in writing the specification for the fit-out, tender report and contractor selection of the International Broadcast Centre for the London 2012 Olympic Games. This building will be home to 10,000 personnel from 150 broadcasters from around the world. The building has a 61MVA resilient power supply, 40 MVA of which is on generator back up and 36MVA of that on UPS. The building will consist of 1200 rooms made up of edit suites, studios and offices. In addition there are the Olympic Broadcast Service offices which is to be the base for 2500 additional staff.

    Prior to that I have been involved in the fit out of numerous offices and data centres for clients such as Insurance Companies, Lawyers, Accountants, Freight Forwarders, Colleges, Motor Racing Companies, IBM, Government Departments, British Gas etc. etc.

    My skills include project management of multiple contracts and staff, budgetary control, resource planning, contract planning, procurement, contract support, claims, dispute resolution and quality control. I am a good negotiator with excellent organizational and people skills.
